The Land
Here are just a few reasons why we must start by gathering all the facts about the location:
- Sun: How will each room be affected at different times of the day? This is important of course for energy efficiency, but also for your well being. Do you want sunlight coming in your kitchen windows in the morning? Or maybe the sunset has to be viewed from the master bedroom deck? The sun's movement in both summer and winter needs to be capitalized on.
- Space: The literal size of the lot and it's set backs and easements can dictate general shape of the house.
- Views: Although interior views of your home are very important, views out of the window need to be considered. Maybe there is an edge of a wood line, filled with curious nature to be watched. Maybe the large backyard needs to be viewed from certain rooms so the kids can always be within eyesight. Possibly you may want to have a view of the driveway from a certain room so you can see when you have visitors.
- Privacy: Sometimes the opposite of views. Windows are meant to be looked out of and not into. Proximity to neighboring homes and elevation changes always needs to be addressed.
- Existing Grade: If the land is flat, a walk-out basement may not be the ideal design for the home. It is always better to try to minimize the amount of grade disruption. We want the house to look like it belongs in it's location. You'll appreciate it more that way every time you pull into the driveway.
- Curb Appeal: The home needs to blend into it's environment, almost as if it grew there. You'll not only recognize this, but everyone passing by will be able to enjoy it as well.
It's not very typical that you'll have a full survey done regarding the property showing everything from property lines to existing trees to existing grade lines and overhead power lines. If the location is in city limits, you need to talk with your local city building department and obtain all the building permit application information along with asking them to help you identify your property lines, set backs, and easements. If a survey is required, they can help you locate the appropriate business that can do that for you.
